Paul Chahin: Owner, President

Paul was raised in the Bay Area and is a Contra Costa resident.  He graduated from De La Salle High School and in 1987 graduated from University of California, Berkeley Hass School of Business with an emphasis in finance and real estate. Paul began his Real Estate career as an Acquisitions Researcher for Kaufman and Broad, a national Real Estate homebuilding company.  Paul’s career continued in the real estate industry as he established himself as a self-employed Acquisitions Consultant.In 1993, Paul acquired Stephens Property Management from the founder Shirley Stephens and has built the business into one of the dominant property management companies in the East Bay.  Since the inception, Stephens Property Management or SPM Properties clientele has increased over ten times.

Paul’s goal is to ensure all Property Owners increase their property's income and efficiency by decreasing expenses and increasing revenue.  In addition, Paul guides the SPM team to ensure that all our commercial and residential tenants  can be proud of their living or working environment.

Paul partakes and oversees the management of all retail, office, industrial, and multi-family properties throughout San Francisco’s East Bay Area. The success of SPM is due to the committed team employed at SPM.

Paul is an active member and Board Directorof the California Apartment Association.  He is also a liscensed broker with the California Department of Real Estate. He is bilingual in English and Spanish.


Zolzaya Ganbat: Accountant

Zolzaya is a well-trained accountant with solid financial background and over 9 years of experience in the field. Her technical expertise in accounting and financial management along with her exceptional work ethic, commitment to the highest quality and ethical principles have made her successful in providing various accounting services for our valued clients. At SPM, she is responsible for diverse accounting functions including preparation of property’s financial statements, bank reconciliations, tenant statements, accounts payable/receivable functions, and month, quarter, and year-end closings. Her educational background includes postgraduate training in finance and accounting at the University of California, Berkeley and Bachelor degree in Business Administration with accounting major. Zolzaya is highly proficient in Yardi, an accounting system SPM utilizes. She married and enjoys outdoor activities with her husband and friends.


Kathy Paul: Leasing Department Manager

Kathy Paul has been in the Property Management industry for over 10 years, and the Real Estate industry for over 20 years.  Her prior career as Real Estate agent in the State of Washington provided Kathy with the expertise and skills needed to effectively and efficiently close commercial and residential leasing transactions.  Kathy’s exceptional customer service and leasing skills enabled her to be nominated for 2007 Leasing Consultant of the Year for the Greater Excellence in Management and Maintenance Awards.


Michael Brown: Maintenance Supervisor

Michael Brown has been an integral part of the SPM maintenance crew for nine years and has been managing the maintenance operation for all SPM Properties for the past three years. Michael possess extensive knowledge in the mechanical, technical, and quality control aspects required in providing top-notch residential and commercial property maintenance and preservation to all SPM Properties. Michael holds numerous certifications and his various trainings have provided him with the ability to understand all aspects of plumbing, electrical systems, HVAC systems, carpentry and small/large appliance repair. His work experience through the years enables him to address maintenance issues with appropriate urgency while stressing to his staff the importance of providing quality maintenance work and repairs in timely but cost-efficient manner.  Michael has an outstanding working relationship with current SPM clients and they value his ability to provide them with insightful information and recommendations on property site inspections. Michael’s ability to assess the physical condition of a property and provide a physical needs assessment report to SPM clients. Michael’s proactive mindset is not just appreciated not only by owners of the properties SPM manages but also the residential and commercial tenants.
